Belgian tenancy law is regional and the lease must be registered. A missing registration weakens your position.
Indexation, claimed in writing
It is never automatic. Only three months can be recovered; anything older is lost for good.
The EPC deadline
In Brussels, rented homes must reach class E by 1 January 2033. Buyers already price the gap in.

Before handing over the keys
Do I have to be in Belgium to sign?
No. The management mandate can be signed remotely, and we handle the lease and its registration locally.
Which language will I be dealing with?
English, French or Dutch. You are given one named contact, not a call centre.
Can you take over a property that is already rented?
Yes. The existing lease continues unchanged; we take over collection, indexation and day-to-day management.
What happens if the tenant stops paying?
A formal notice is sent from the first missed payment, followed by conciliation and, if needed, the justice of the peace.
What is the EPC deadline in Brussels?
Rented homes in the Brussels-Capital Region must reach EPC class E by 1 January 2033. We track your class and tell you what it changes.
